HUD Home and Housing Loans and Grant Programs
Active Duty Military and Veterans, as well as their
families have been at the heart of many U.S. Department of Housing
and Urban Development (HUD) programs - even before HUD became a

FHA HUD House Loan Program
FHA home mortgage loans, mortgage insurance, and the
secondary mortgage markets created through the Federal National
Mortgage Association and the Federal Home Loan Mortgage Corporation,
have helped make home mortgages affordable for veterans and other
working American families. Since 1965 HUD has coordinated these,
and many other Federal programs, to help improve access to quality
housing in an effort to strengthen communities for all Americans.

Homes, HUD Foreclosure and HUD Home Listing
When someone with an FHA (HUD) insured mortgage can't
meet the payments, their is a HUD Forecloses on the home. The lender
forecloses on the house or home, and then the FHA pays the lender
what is owed and HUD takes ownership of the home. the HUD foreclosure,
or HUD Home, is then sold at market value as quickly as possible.
When a HUD foreclosure takes place and the resulting
HUD Home Listing goes to market, there is an outside service used
to sell the HUD Home by auction and a realtor must be used to purchase
a HUD Home.

Other FHA and HUD Programs
Teacher Next Door - a program offering
up to a 50% discount from the HUD asking price to teachers living
in the community where they work.
Officer Next Door - a program offering up to a
50% discount from the HUD asking price to police officers living
in the community where they work.
FHA 203(k) - allows homeowners and homebuyers
an opportunity to purchase or refinance existing housing, and finance
up to 110% of the costs needed to improve the home. The 203(k) is
ideal for "fixer-uppers" or "handyman specials",
and is a pioneer in this type of financing, was known as a horrendous
web of paperwork and long delays. However, in 1994 HUD recognized
the need to assist the aging housing stock and restructured the
203(k) program and is now one of the fastest growing programs in
the country.
FHA ARM - offers an adjustable rate mortgage which
allows many people to buy a home with very low payments and down
payment requirements. Useful if you have a debt to income issue
or just want to buy more home.
Supportive Housing for the Elderly
- advances capital to nonprofit sponsors of rental housing with
supportive services.
Through the HOPE VI program - HUD
grants for the demolition, construction, and rehabilitation of public
housing, development of replacement housing, and community and supportive
services that provide public housing residents with resources to
support their progress toward sufficiency.
The HOPE VI program encourages public housing authorities
to seek new partnerships with private entities to create mixed-finance
and mixed-income affordable housing that is a departure from traditional
public housing.
Emergency Shelter Grants - enable
local agencies to create a "continuum of care" for homeless
people including homeless veterans.
Supportive Housing Program - funds
are used to provide housing and services.
Shelter Plus Care - grants provide
rental assistance for homeless people with disabilities.
Single Room Occupancy - assistance
is used to rehabilitate Single Room Occupancy dwellings and provide
rental assistance, matched by services from other sources.
The Community Development Block Grant -
provides grants to states, cities, and counties to expand economic
opportunities and help provide suitable living environments for
low and moderate income people.
HOME Investment Partnerships Grants
- help jurisdictions expand the supply of decent and affordable
rental and ownership housing for low and very low income people.
HOME funds can be used to support rental assistance, first-time
homebuyer and existing homeowner assistance, as well as new construction
or rehabilitation of housing.
Section 8 Rental Assistance - helps
low and very low income people, including veterans, afford decent
rental housing, while the Section 8 homeownership program helps
people use that assistance to purchase a home.
Housing Opportunities for Persons With AIDS
- addresses the needs of people living with HIV/AIDS, including
emergency housing, shared housing arrangements, apartments, SRO,
and shared residences.
Supportive Housing for Persons With Disabilities
- provides funding to expand the supply of supportive housing for
people with disabilities through capital advances, project rental
assistance, and tenant-based rental assistance.
